Reservations of accommodation are accepted at Tower House, New Quay
subject to the following terms and Conditions of Hire and
1. Contract :West Wales Cottages will act on behalf of the
property owners and all bookings will form a contract between the
Hirer and the Property owners. The accommodation is let for holiday
purposes within the meaning paragraph 9 of the First Schedule to the
Housing Act 1988, and there is no right of occupancy beyond the
stated and agreed period.
2. Rental: Bookings for persons or groups under 21 years of
age cannot be accepted.
3. Payment: All payments should be made to the agents in the
manner specified on the booking form. Non-payment of the balance of
the rent on the due date shall be construed as a cancellation of the
contract by the hirer. Bookings made within 6 weeks of your holiday
date must be paid for in full and in advance of occupation of the
Balance of payment from UK: Upon payment of the deposit and
subject to acceptance of the booking, the applicant becomes liable
for the balance of the rent 6 weeks before for the period of
letting. Any late booking payment by cheque must be made at least 14
working days before occupancy otherwise payment must be made by bank
Balance of payment from overseas: There will be a 4%
surcharge for Balance payments involving currency conversion from
outside of the UK - either by IBAN bank transfer or credit card.
4. Cancellation more than 6 weeks before the holiday: Any
cancellation following payment of a deposit, balance or total amount
more than 6 weeks before the start of the holiday is subject to a
£50 cancellation fee. The £50 cancellation fee can subsequently be
used as a deposit for a booking made through West Wales Cottages or
West Wales Caravans for any of our advertised holiday accommodation
within 6 months from the date of cancellation.
Cancellation within 6 weeks of a holiday: If cancellation
occurs for any reason within 6 weeks of the start of the holiday, he
/ she should advise us immediately by telephone or e-mail followed
by a confirmatory letter. Upon receipt of such letter (but without
any obligation to the hirer) the agents will attempt to obtain a
replacement letting, and if such a letting is obtained, will then
refund to the hirer any monies paid less the cancellation fee. If
the agents are unable to re-let, then the owners shall be entitled
to retain all payments already made.
Non payment of balance: In the event of balance of rental
payments not being made by the due date, and when the hirer makes no
request for additional payment time, the holiday dates will be
re-advertised and no refund will be given. We advise guests to
arrange cancellation and holiday insurance with the insurer of your
choice to cover any eventuality.
5. Damage / Extra cleaning: All bookings are accepted on the
condition that the property is left in the same state of repair,
order and cleanliness both inside and outside as at the start of the
holiday, should you not have time to leave the house as you found
it, there will be an additional charge of £30. It is agreed that the
person who made the booking will pay for breakage and / or damage
and cleaning if so required. All breakages should be reported to the
owner and minor damage should be noted in writing at the termination
of the stay.
6. Sleeping Capacity: The maximum number of people allowed is
clearly stated in the description and extra persons cannot be
accommodated. Occupation by more than the stated number of guests
(excluding babies in travel cots) will be construed as a breach of
contract and will invalidate the rental agreement.
7. Availability: The Hiring Contract is made on the
understanding that the property and its facilities as published on
the internet will be available for the dates stated. In the unlikely
event that the property is not available through events arising out
of the control of the owner, then they may be forced to cancel the
booking. The hirer will be advised of any such circumstances as
early as possible, and will be refunded all monies paid in full with
the Hirer having no further claim against the owner or rental
8. Occupation times: Tenancies commence after 4 pm (unless
otherwise agreed), on the commencement date of the tenancy and
terminate at 10.00 am on the leaving date.
9. Access to property: The Property Owner or his
representatives shall be allowed access to the holiday accommodation
at any reasonable time during any holiday occupancy.
10. Dogs: A dog or dogs are only permitted if the property
description states that. Dogs should not be allowed on the
furniture, or in the bedrooms, and should not be left unattended in
11. Linen: Bed linen is provided, but towels and beach towels
are not provided at this property.
12. Smoking: Smoking is not allowed inside the house.
13. Special Needs: If you have special requests or needs, you
are responsible for advising us at the time of booking, although we
cannot guarantee that any requests will be met. Failure to meet
special requests will not be a breach of contract. It is your
responsibility to satisfy yourself that the property is completely
suitable for your needs. Please note that if a particular
requirement is not specified on the Website then it is not provided.
14. Vehicles and Parking: Baggage and personal
belongings are at the Hirer's risk at all times, and no
responsibility can be accepted for loss of or damage to any vehicle
or its contents. Cars may be parked on the other side of the road at
the front of the house however, the parking is public and parking
cannot be guaranteed.
The front of the building is in on level land sharing a front
hard-surfaced road with neighbouring properties. The hard surfaced
road is used as an informal parking area by the public and the road
is also used by pedestrians as it is part of the coastal path, and its immediate availability may vary according to the time
15.Complaints: Every effort has been made to ensure that you
have an enjoyable holiday. If however, you have any cause for
complaint please contact the owners immediately if any problem
arises so that it can be speedily resolved. Owners cannot
subsequently consider any complaints or enter into any
correspondence about them unless this procedure has been followed.
If guests choose to terminate their holiday early for any reason and
the above procedure has not been followed, then the owners are
entitled to retain the full rental payment already made.
16. Breach of contract: If there is a material breach of any
of these conditions by the Guest or any of their party, the Owners
or agents reserve the right to re-enter the property, and / or end
the letting and require the Guest and their party to leave
immediately without refund.
17. Data protection and Privacy: Information provided on
Booking Forms will remain confidential and will not be disclosed to
a third party or used for any other purpose.
18. Owners Personal Property: This is a privately owned
holiday home often used by the owners. There may be personal items
left in the house. We ask our guests to respect this.
19. Cleaning and maintenance of the property - West Wales
Cottages act only as booking agents and have no responsibility for
the cleaning and maintenance of this property. This is entirely the
responsibility of the owners and all questions regarding cleaning
and maintenance should be addressed to them.
20. External factors: West Wales Cottages has no control
over, and cannot be held liable for external factors that could
possibly affect a Holiday such as the weather, local traffic, local
events, noise or problems resulting from the actions of neighbours,
children playing, the continuity of electricity, gas and water
supplies and the vagaries of television and mobile phone reception.
21. Unavailability of a booked cottage - In the rare instance
that a cottage may be unavailable at the last minute through
unforseen circumstances beyond the control of the owner or agents,
then every effort will be made by the agents to relocate the guests
to a similar nearby property. If no cottage is suitable or none is
available at this time, then a full refund will be given by the
agents and the owners and they will have no further liability over
and above the original cost of the holiday rental. We advise guests
to arrange cancellation and holiday insurance with the insurer of
your choice to cover any eventuality.

us by the holiday cottage owners and we publish it in good faith.
