We will take the photographs and write the copy for your ad if we are taking the bookings on your behalf. However, if you are taking your own bookings and dealing with your own enquiries, there is not always a need for us to visit the property, and you can take your own photos and write your own ad. If you do, you must be aware of the obligations of a holiday property landlord. These are as follows:

1. Statutory regulations -your property must conform to all statutory regulations regarding safety. This includes electrical appliances and soft furnishings. For a comprehensive guide to safety obligations, you can click on the link below to download a Word document from the Ceredigion website:

2. Access - Your description should provide a description of any features that might prevent access for some people - steps, steep stairs, changes in level, low ceilings / headroom etc. You should also point out any potential hazards such as garden steps slippery when wet, proximity to streams, rivers, roads, or steep drops. Parking should also be mentioned - number of cars, off / on road, garage, distance to house etc. If the property is on a bus route, please mention this as well.

3. Contents of the property - Your property should have sufficient furnishings and equipment for the number of people the property is advertised as sleeping. This includes sitting room furniture, dining chairs, outside furniture etc. There should be more crockery, glasses and cutlery than the number of persons staying and sufficient cookware, serving dishes etc for the provision of large family meals.

Within each bedroom there should be a chest of drawers or similar, mirror, wardrobe or clothes hanging rail plus at least 10 clothes hangers per person, a bedside table and lamp per person or bed.

4. Also provided - The property should be provided with toilet rolls for each bathroom as well as spares, and all bins should have a liner. We suggest you also provide salt, pepper, vinegar, washing up liquid, kitchen roll, cling film and basic cleaning materials to include a vacuum cleaner, mop, dustpan and brush and broom and a supply of various spray cleaners. You may wish to leave an initial supply of dishwasher tablets. If towels are provided, they should include a bath towel and hand towel per person. Please state in your description if electricity, gas etc is included in the rental price. If there is wood burning stove or open fire, you may wish to leave an initial supply of fuel and a fireguard must be provided.

5. Accuracy - Your description should be factual and accurate. Avoid the temptation to exaggerate descriptions to make a property or the local area sound better than it really is. Describe each room and its contents and mention all large appliances so that people will know exactly what to expect.

6. Property information - A contact telephone number (owners or caretakers) should be provided in the property for emergencies as well as instructions for heating and hot water, all appliances and TV. There should also be local emergency numbers, doctors, hospitals etc, recycling and bin collection information and anything else relevant to the property.
