ACCOMMODATION
- 3 bedrooms sleeping 2- 6. There
is newly decorated, spacious double room upstairs with a television and another
bedroom with a small (4ft) double bed. The third bedroom is downstairs with twin
single beds. All bed linen and kitchen tea towels are provided - but not
towels for the bathroom. The bathroom is also downstairs.

The newly decorated cottage
has satellite television (freeview) with colour TVs in the sitting room and the master
bedroom. Please note, guests are asked not to smoke inside the cottage. A
pet is welcome. The kitchen has a gas cooker,
microwave, fridge-freezer, automatic washing machine and all the usual
small appliances. The dining room seats 6, while the sitting room has a
colour television, DVD, CD stereo and an open fire. Fuel for the fire can
be obtained locally if required. There is a selection of games and books.

CHILDREN

There are stair-gates available and a fire guard for
the open fire. There is a high chair, booster seat, play pen,
baby monitor, baby bath, steriliser, food warmer, changing
mat and lots of books, toys, games
for children of all ages.
GROUNDS
- There is a compact fully enclosed private garden to the rear of the house
with a small wooden deck, pergola and garden furniture - bench, table,
chairs and a
barbecue. There is off-road parking in the garage and in front of the
garage.
LOCATION
- is in a village location of a dozen or so homes half a mile from
Cei
Bach
Beach
and a mile and a half from New Quay
FUEL-
The
house is equipped with electric night storage heaters. Electricity
and gas are included in the price. Fuel for the fire can
be purchased locally.

Mobility
-
Please note that parts
of the
cottage are more than 200 years old with many original doorways
(lower than standard) and there is a small step between the dining room
and the sitting room. The stairs are steeper than modern stairs and
there is limited headroom when going up the stairs. The house and garden were not designed
for wheelchair access.

There are some small
steps from the garage and parking space to the front and back doors and two small steps to enter
the house.

There is a downstairs
bath room and a downstairs twin bedroom. The bath room is not
modified for disabled use.
