Madras is a beautifully renovated, Grade II listed,
two bedroom, two bathroom colour-washed Georgian town house ,
newly decorated and equipped to high standards throughout. Situated
just a few minutes walk from the waterfront of Aberaeron, with it's
many small shops, pubs and restaurants including the well known
Harbourmaster. Summer festivals and Events are held in this area
throughout the summer months. Madras is an ideal holiday base for
exploring this part of Cardigan Bay.

Accommodation - On either side
of the entrance hall, there are two sitting rooms at the front of
the house, one with 32 inch flat screen digital TV with DVD. Both
sitting rooms have comfortable sofas. At the rear of the house is a
newly modernised kitchen / dining room with a fully working wood
burning stove and seating for 4. The kitchen is fully equipped with
electric hob and oven, under counter fridge - freezer, microwave and
all the usual small appliances, crockery, cutlery, glassware and
cookware. Off the Kitchen is a utility room with dishwasher and
washing machine. There is also a stylish full bathroom with bath,
shower, WC and washbasin downstairs.

Upstairs, there are two spacious bedrooms, a
double and a twin. Bed linen is provided, but not towels. There is
also a superbly fitted shower room upstairs with shower, WC and wash
basin.

Outside: There is a small fully fenced garden with charcoal barbecue
and garden furniture, overlooking the River Aeron. A small gate and
a few steps will lead you down to the river.

- Heating is provided with thermostatically
controlled heaters throughout.

permitted in the house.
- Regret no children under 10 except babies in
cots (space for travel cot but not provided).
- Mobile reception is good inside the house.
- First fuel is provided for the woodstove,
further supplies available locally.
Access: There is level access from the on street parking
which is close to the front door There are two steps up into the
house. One of the bathrooms is downstairs with bath,
basin WC . Both bedrooms are upstairs. There is a low
doorway between the hallway and the kitchen where care
must be taken. The River Aeron is at the end of the garden, this
area is fenced and gated, but children / young people must be
supervised at all times when using the garden area.
