seaside holiday home with the seafront just a short walk away. This superbly
presented house with full central heating offers spacious family holiday
accommodation with all the pubs, restaurants, shops and harbour within a few
minutes walk. You can explore the Heritage Coast of Cardigan Bay with its
seaside villages and sandy beaches hidden in little coves, take a boat trip to
watch dolphins, go fishing, or just relax and unwind by the sea. This is a
perfect location for family holidays, celebrations and families sharing. Regret
Accommodation: There are 4 bedrooms, all with new
solid oak furniture sleeping up to 8 altogether, plus a travel cot and are
all upstairs. The bedrooms include a spacious master double in the front
with an en suite shower room, another double at the back of the house, a
twin bedroom on the first floor and another twin loft bedroom on the second
floor. The family bathroom is also on the first floor. Bed linen is
Downstairs on the ground floor there is a sitting room with comfy new sofa and armchairs and 32" flat screen TV.
The large newly fitted kitchen has an electric oven with ceramic touch control hob, dishwasher, family size fridge with freezer beneath, microwave, kettle, kettle, toaster, kitchen table seating 4 and plenty of crockery, cutlery, glassware, and cookware to cater for any family celebration. The washing machine is in the lower ground floor utility area where there is storage space for watersports equipment etc.. The kitchen window faces Aberaeron Park with views down to the River Aeron.
The dining room adjacent to the kitchen has a lovely antique mahogany dining table with chairs for 4, additional seating can be moved from the kitchen to seat more.
Outside the rear garden is fully enclosed with a gate to the front and rear. Outdoor table and chairs and BBQ provided.
You can walk from the house into the centre of Aberaeron in about five minutes.
Parking - There is off road public parking at the rear
of the property or on street unrestricted parking outside the house.
Regret no pets - this is a pet free property and no
smoking is allowed inside the property.
A travel cot and high chair are available in the house.
There is full oil central heating, and radiators
throughout the house.
Weekly bookings start and end on a Saturday.
Bed linen is provided, but towels and tea towels are not

Short breaks may be available in low season and only by

Access: You can park outside the house, or in the car park behind. The sitting room, dining room and kitchen are all on the ground floor. All the bedrooms and the bathrooms are upstairs. There are 4 steps down to the back garden and basement utility room. Care should be taken on the stairs to the loft bedroom.
Aberaeron is a charming regency town and with its
multi coloured houses, attractive harbour, Hotels, B&B and self-catering
Holiday Cottages it has much to offer the visitor. Centrally located on
Cardigan Bay, Aberaeron is close to Aberystwyth and Cardigan towns, while
Lampeter and Tregaron are a short drive inland through the beautiful Aeron
Valley, much loved by the poet Dylan Thomas who lived locally for a while.

Lynwood is on South Road, almost opposite
the Memorial Hall. Behind the property is a park and
children's playground with a lovely footpath running beside
the river Aeron down to the centre of town. The postcode is
