New Quay, the newly converted Lanlas Mill , originally part of
the National Trust Llanerchaeron Estate, with two bedrooms, sleeping up
to four is a wonderful holiday location.

Accommodation - The front door
of the Stable opens into the open-plan upper level of this property,
where there are excellent views across the Aeron Valley. The kitchen has an electric cooker and
hob, under-counter fridge, kettle, toaster, microwave,
dishwasher and plenty of crockery, glassware, cutlery and cookware.
The dining table has seating for 4. There are two very
comfortable leather sofas and a 32" flat screen TV
with Freeview.
The bedrooms are downstairs, there is a twin
bedroom plus the family bathroom with bath + shower over, WC
and basin .Towels are provided. The double bedroom opens onto
the sunny private terrace with outdoor table and chairs for 4. Beyond the paved area there is a step up to
the fenced and gated lawn with views across the Aeron valley. There
is full central heating with radiators in all rooms, double glazing
to all doors and windows, this well insulated cottage is suitable for
holidays at any time of the year.

This is a pet friendly property. One well behaved pet is welcome,
but not permitted on furniture and must be on a lead at
all times when outside the property as there are sheep and
cattle nearby and free range chickens in the courtyard.
All beds required are made up for your arrival, and bath and hand
towels are also provided. Cot, baby bath, high chair and children's
plates, cups, dishes etc are available.
Children: A cot, highchair, booster seat and baby bath are
available.
Laundry: There is a separate laundry shed with washer and
tumble dryer, shared by the Mill and the Stable.
Outside: There is a private terrace area and
lawned garden with garden furniture and a gas barbecue. In front of the
property there is a paved path, steps and the farm
courtyard area. There is an additional shared grass play area for
children at the far side of the farm courtyard.
Parking for up to 2 vehicles and also covered storage space for
kayaks, mountain bikes or sports equipment.
Lanlas farm is a registered organic farm, there are
footpaths down to the River Aeron, where there is also a cycle track
into Aberaeron. There are free range chickens around the farm
buildings, and you are likely to see the rare Red Kite flying
overhead almost every day. just a few miles away you can sit on the pier
at New Quay and see dolphins and seals following fishing boats into the
harbour. Festivals, shows and events are held throughout the summer
months in this area. The Cardigan Bay Seafood Festival, the Cardigan
Bay Regatta, the Festival of Welsh Ponies and Cobs and the Mackerel
Festival are all held nearby.

Tariff: Prices from £350 to £450 per week. Short breaks
available in the autumn and winter months, but not during school
holidays.
Access: Lanlas stable was built in the early 1800's
and converted to residential use with completion in 2010. A car can
be brought very close to the property. There are six steps
with handrail up to the main entrance door then
level floors to the open plan kitchen, dining and sitting room. The
are stairs with handrail down to the double and twin bedrooms,
beds, and the bathroom is also downstairs. There is good lighting
throughout the house. Full central heating with radiators in all
rooms.
