Situated in the heart of the Aeron Valley, yet only a short drive to the coast of Cardigan Bay and to Aberaeron, the newly converted Lanlas Mill , once part of the National Trust Llanerchaeron Estate, has three bedrooms, sleeping up to six  in complete comfort, this is a very special place to stay

Accommodation -  The well equipped  and very spacious kitchen has an electric cooker and hob,  under-counter fridge, kettle, toaster, microwave, dishwasher and plenty of crockery, glassware, cutlery and cookware. The large pine dining table has seating for 6. ( There is a step down into the kitchen from the sitting room. )

The original mill doors have been replaced with an all glass roof to floor double-door entrance and this opens into   the sitting room with two large leather sofas  and 32" flat screen TV with Freeview. The French doors  lead out onto the sunny private terrace with outdoor table and chairs for 6. A gas barbecue is provided. Beyond the paved area there is a step up to the fenced and gated lawn with views across the Aeron valley.

Upstairs there are three bedrooms, a double with ensuite bath, shower over, WC and basin. also a family bathroom with bath, WC and basin. There is another double bedroom adjacent to the family bathroom and a third bedroom with full size bunk beds. 

Full central heating with radiators in all rooms, double glazing to all doors and windows, this well insulated house is suitable for holidays at any time of the year.

This is a pet friendly property. One well behaved pet is welcome, but not permitted on furniture or upstairs. and must be on a lead at all times when outside the property as there are sheep and  cattle nearby and free range chickens in the courtyard.

All beds required are made up for your arrival, and bath and hand towels are also provided. Cot, baby bath, high chair and children's plates, cups, dishes etc are available.

Children: A cot, highchair, booster seat and baby bath are available.

Laundry: There is a separate laundry shed with washer and tumble dryer, shared by the Mill and the Stable.

Outside:  There is a private terrace area  with garden furniture and a gas barbecue.  Fenced and gated grass play area  beyond the private terrace behind the cottage.  In front of the property there is  a paved path and the farm courtyard area. There is an additional shared grass play area for children at the far side of the farm courtyard.

 

Ample parking for up to 3 vehicles and also covered storage space for kayaks, mountain bikes or sports equipment.

Lanlas farm is a registered organic farm, there are  footpaths down to the River Aeron, where there is also a cycle track into Aberaeron. There are free range chickens around the farm buildings, and you are likely to see the rare Red Kite flying overhead almost every day. just a few miles away you can sit on the pier at New Quay and see dolphins and seals following fishing boats into the harbour. Festivals, shows and events are held throughout the summer months in this area. The Cardigan Bay Seafood Festival, the Cardigan Bay Regatta, the Festival of Welsh Ponies and Cobs and the Mackerel Festival are all held nearby.

Access:  Lanlas Mill, part of Lanlas Farm was built in the early 1800's  and converted to residential accommodation completed in 2010. A car can be brought  close to the property. There is level access from the parking area to the main entrance  doors with doorsill, then level slate tiled floors to  sitting area  and French doors with small step onto the paved terrace. and a  step up onto the lawn  There is a step down from the sitting room  into the very spacious kitchen and dining room, also with slate tiled floors.

Staircase with hand rail up to the three bedrooms and family bathroom, plus there is an ensuite full bath with shower over, WC and basin  off the main double bedroom. Additional downstairs WC and basin adjacent to sitting room.  There is good lighting throughout the house. Full central heating with radiators in all rooms. Standard size doors throughout.
