Situated in the heart of the Aeron
Valley, yet only a 2½ mile drive to the coast of Cardigan Bay and
3 miles to Aberaeron, Lanlas Farmhouse is a superbly furnished, centrally
heated, and newly renovated property, ideal for family holidays or
celebrations, with six bedrooms, including two on the ground floor,
a spacious terrace for summer barbecues, and an enormous
conservatory. This is a wonderful holiday location at any time
of the year.

Accommodation - The well
equipped kitchen has a Stanley Range cooker, plus a built in
electric oven and four - ring gas hob and extractor, under
counter fridge, microwave, large toaster, and ample crockery,
glassware, cutlery and cookware. In the utility area off the kitchen
there is a washing machine, dishwasher and dryer. also an ironing table
and iron, large freezer and additional microwave oven. The kitchen
table with 4 chairs can be moved into the conservatory if extra
space is needed for more at the dining table.
The bright and sunny conservatory has 2 large
sofas filled with cushions and facing the corner woodstove, all fuel for woodstoves is
provided, and the large dining table seating 10. French doors open
out onto the spacious and private terrace where there is a garden
table and chairs, and built in charcoal barbecue. The sitting room
has two large leather sofas, wood burning stove, and 32"
flat screen TV with Freeview. There is a downstairs double bedroom
and a bunk bedroom, also a downstairs WC adjacent to the bunk
bedroom.
The traditional interior wall colour
throughout this part of West Wales was a rich red and this has been used as a
feature in this house, which, together with many family pieces of antique
furniture give this historic house a unique character. The Lanlas
farmhouse was originally part of the Llanerchaeron Estate ,and the
nearby Llanerchaeron House and gardens, now owned by the National
Trust, are open to visitors much of the year.

All beds required are made up for your arrival, and bath and hand
towels are also provided.
Outside: Private terrace area beyond the
conservatory, with garden furniture and barbecue.
Grass play area for children adjacent to the parking and farm
courtyard area.
Ample parking for up to 6 vehicles and also storage space for
kayaks, mountain bikes or sports equipment.
Cot, baby bath high chair and children's plates, cups, dishes etc
are available in the house.
Lanlas farm is a registered organic farm, there are
footpaths down to the River Aeron, where there is also a cycle track
into Aberaeron. There are free range chickens around the farm
buildings, and you are likely to see the rare Red Kite flying
overhead almost every day. just a few miles away you can sit on the pier
at New Quay and see dolphins and seals following fishing boats into the
harbour. Festivals, shows and events are held throughout the summer
months in this area. The Cardigan Bay Seafood Festival, the Cardigan
Bay Regatta, the Festival of Welsh Ponies and Cobs and the Mackerel
Festival are all held nearby.

Tariff: Prices from £500 to £995 per week. All weeks priced at
£500 and £600 are based on up to 8 staying
only, additional guests at £50 per person per week.
Access: Lanlas farmhouse was built in the early
1800's .A car can be brought very close to the property. There are
six wide stone steps up to the main entrance conservatory door then
level floors to kitchen and utility area, sitting room, downstairs
double bedroom, small step down to bedroom with bunk beds, and there
is a downstairs WC.
Upstairs there is level access to the four
bedrooms and family bathroom, and a step down from the master
bedroom into the enormous en-suite bathroom with very large bath
plus WC and basin. The gallery single bedroom is accessed by stairs
from the third double bedroom There is good lighting
throughout the house. Full central heating with radiators in all
rooms.
