Guests should be aware that some cottages are old buildings -
built before the days of building regulations, cavity walls, and
standard sizes for stairs, doors and ceilings. Older cottages may
also have open fires or wood burning stoves with their associated
problems of smoke and dust. Smaller windows may make a property
seem darker than a modern house and may have older style furniture
which may not be to everyone's taste.
Solid stone walls may be liable to internal
condensation - particularly in colder weather when windows are
closed. This is a normal situation with no adverse health
consequences.
Guests should also be aware that many older
properties do not have cavity walls and may not have double glazing
or central heating. They often have night storage heaters which can
not produce heat on demand like a modern central heating system and
may take some days to heat a house properly. Such a property will never be as warm as a modern centrally
heated house and because such a property has no damp proof course
and stone walls with lime mortar that 'breathe', this may give an
impression of dampness compared with a modern centrally heated house.
Guests should also recognise that a Holiday home
may be used by the owners families from time to time and may have
some personal belongings left in the property. Please respect
these.
Guests should appreciate that if an item is
damaged or broken by the previous guests, it may not be possible
to replace it before the next guests arrival time - especially if
the property owners do not live locally and the house is only
serviced weekly by a cleaner.
Preparation of a house for arrival is the sole
responsibility of the property owner. If, in the unlikely event that
a property is not ready for your arrival, we reserve the right to
send in additional housekeeping / cleaning services with no further
liability for loss of any kind, or to cancel a booking with full
refund with no further liability for loss of enjoyment. However,
West Wales Cottages would would make every effort to obtain
alternative accommodation should this very unlikely event occur.
External factors: West Wales Cottages has no
control over, and cannot be held liable for external factors that
could possibly affect a Holiday such as the weather, local
traffic, local events, noise or problems resulting from the
actions of neighbours, children playing, the
continuity of electricity, gas and water supplies
and the vagaries of television and mobile phone reception.
We recommend that people who book holiday accommodation should take out
holiday and cancellation insurance, to cover
unforeseen events.
